Most lists of leak symptoms tell you what to look for and stop there. The more useful question is what each sign proves on its own, because several of the classic indicators have entirely innocent explanations and two of them are nearly conclusive.

Why concealed leaks persist for so long

A hidden leak is not necessarily a small one. It is one whose water has somewhere to go that is not into your field of view: into a soil void beneath a solid floor, into a drain, into insulation, into a cavity, or into the ground outside. Volume and visibility are almost unrelated, which is why a property can lose a great deal of water for months without anything obvious appearing.

That has a practical consequence. The symptoms you eventually notice are secondary effects, appearing after the water has already been somewhere for a while. By the time plaster blisters or a floor lifts, the leak is not new. Reading the early, ambiguous signs correctly is therefore worth more than reading the late, obvious ones, and the point of this article is to separate the signs that prove something from the ones that merely suggest it.

It is also worth knowing where concealed leaks tend to sit, because that shapes which symptoms are even available. Pipework buried in a solid floor or a screed gives almost nothing away until the loss is substantial. A run inside a stud wall usually shows at the skirting rather than at the defect. Pipes in a loft or a first floor void announce themselves on the ceiling below, several metres from the fault. And a supply pipe below ground outside the building may never produce an indoor symptom of any kind, which is why the meter matters more than the eye.

Visual evidence is the category people trust most and the one that is most often over-interpreted, because almost every visual sign of a leak is also a sign of two or three other things.

The pattern across that table is consistent: visual signs are good at telling you moisture is present and poor at telling you why. The distinction between the plumbing and the building is worth settling early, and the framework for that sits in telling damp from a leak.

One visual test is genuinely decisive, however, and it costs nothing but patience. Mark the outline of a damp area in pencil, write the date beside it, and note the weather. A fortnight later you will know whether it is growing, static or shrinking, and against what conditions. A patch that grows during a dry spell has a source independent of the weather, which effectively rules out penetrating damp and points squarely at plumbing. That one observation eliminates more candidates than most instruments do, and it is available to anyone with a pencil.

Signs you can hear, smell and feel

Three sensory signs are worth knowing, and one of them is much stronger evidence than the other two.

Sound: hissing or running when nothing is on

Water escaping from a pressurised pipe through a small defect makes noise, and that noise travels along the pipe far better than it travels through air. Standing in a quiet house late at night and hearing a continuous hiss or trickle with every tap closed is a genuinely strong indicator, because there is no innocent explanation for continuous flow in a system nobody is using.

The technique is worth doing properly. Choose the quietest part of the night, close everything, and listen at points where pipework is accessible: at the stop tap, at the meter, against a riser, at a radiator valve. The sound is often clearer through a screwdriver handle held against a pipe with your ear at the other end than it is in open air. What it will not do is tell you where, because the noise conducts along the pipe in both directions.

Smell: musty, earthy or sewage

A persistent musty or earthy smell in a room, cupboard or void indicates microbial growth on sustained damp, which is a real finding but a slow one. It tells you moisture has been present for weeks rather than hours. Warmth: a patch of floor that should not be warm

A warm area on a solid floor, particularly one that follows a line, is one of the more specific signs there is. It indicates hot water escaping beneath the slab, and unlike most symptoms it points approximately at a position rather than at a general area. It is dealt with specifically in a warm patch on the floor, and it is worth acting on quickly, because a hot water leak under a floor does more damage per litre than a cold one.

Why the bill is a poor first witness

A water bill is a genuinely useful signal and a genuinely poor piece of evidence, and the difference is worth understanding before anyone spends money on the strength of one.

Billing lags the event. A period that closed weeks ago describes a leak that may have started weeks before that, and it says nothing about whether the loss is still running. Estimated readings distort the picture further, because a run of estimates followed by an actual reading produces a single alarming bill that represents months of ordinary use catching up. Billing periods of unequal length, seasonal irrigation, a household of a different size, a change in tariff and an appliance nobody thought about all produce the same shape of increase.

The right use of a high bill is as a prompt rather than a conclusion. It should send you to the meter, which measures now rather than last quarter, and where the two agree the case is strong. Where the bill is high and an overnight meter test is clean, the more likely explanations are billing or a period of unusual use rather than a leak that has somehow concealed itself from the instrument measuring it.

What each sign fails to prove on its own

This is the section that saves money, because acting on a single ambiguous sign is how people end up paying to open a floor in the wrong room.

  • No sign proves position. Water travels along joists, pipes, cables and voids before it becomes visible, so the symptom is almost never above the fault. In a joisted floor it can move several metres along the joist run.
  • A still meter does not mean no leak. A sealed heating system is fed only occasionally, so a heating leak never registers. Nor does a waste or rainwater defect, because that water has already been metered.
  • Mould is weak evidence for a leak. It needs sustained high surface humidity, which is characteristic of condensation on a cold surface rather than of clean water from a pipe.
  • A high bill is not a diagnosis. Estimated readings, a change in tariff, a billing period of different length, or an unnoticed appliance all produce the same effect.
  • Dry does not mean fixed. Intermittent leaks tied to a specific appliance or to weather will disappear for days at a time and convince everyone the problem resolved itself.
  • Old evidence looks like new evidence. Staining, timber deformation, corrosion and salt deposits all persist indefinitely after the cause has gone, which is why telling a new leak from an old one is a separate skill.

The general rule is that one sign is a hypothesis and two independent signs pointing the same way is a finding. A musty smell alone means very little. A musty smell plus a moving meter plus a stain that grows in dry weather is a leak, and it is worth acting on before anything else appears.

Confirming before you call anyone out

A few hours of unglamorous work at home makes any subsequent visit faster and better targeted, and occasionally removes the need for one.

  • Run the meter test overnight, photographing the face at both ends so the readings carry timestamps.
  • Check every toilet. Wipe the back of the pan dry and watch for a trickle, or look for a ripple disturbing the standing water. A passing flush valve is silent and is the most common single cause of a moving meter.
  • Log the boiler pressure at the same time each day for a week, with the filling loop verified closed.
  • Mark the edge of any stain in pencil and write the date beside it, then look again in a fortnight.
  • Note the weather alongside each observation, since a leak that only appears after rain is a building fault rather than a pipe.
  • Isolate and split. Closing the internal stop tap and re-reading the meter separates a supply pipe problem outside the building from everything inside it.
