What actually changes when the call comes in at night
The leak does not behave any differently at three in the morning. Everything around it does, and that is why an out of hours attendance is scoped and priced as its own thing rather than as a normal survey with a surcharge bolted on the end.
Three things shift after the working day ends. The building itself changes, because heating cycles, solar gain and occupancy all stop or reverse overnight. The supply chain closes, so anything not on the van waits until a merchant opens. And the people who hold the keys to half of London's housing stock, concierges, managing agents and the neighbour below, are asleep or unreachable.
So a night call is not "the same work at a higher rate". It is a different piece of work with a different objective. A scheduled survey exists to produce a located point and a report. A night attendance exists to stop the property getting worse and establish what the morning has to deal with. A south facing wall that has been in the sun all afternoon is still radiating stored heat at ten in the evening. A suspended timber floor over an unheated void is several degrees colder at four in the morning than it was at noon. All three of those facts help or hinder a detection method, and which one you get depends entirely on the hour you called.
Which detection methods get better after dark, and which get worse
There is a persistent assumption that night work is harder. For one of the core methods the opposite is true, and why tells you a good deal about whether an out of hours attendance is worth booking.
Acoustic listening genuinely improves
Acoustic detection listens for the sound a pressurised escape makes as water forces its way through a defect into the structure. That sound is quiet and sits inside a much louder background: traffic, building plant, lifts, extract fans, televisions, footfall overhead. The noise floor in a London street or block falls substantially in the small hours, and a signal buried at four in the afternoon can be plainly audible at two in the morning. Correlation across two sensors improves for the same reason. This is the strongest technical argument for attending at night, and it applies to pressurised supply pipework specifically.
Thermal imaging cuts both ways
A thermal camera reads surface temperature, and a leak shows up as a difference between the wet area and everything around it. During the day that difference competes with solar loading, the heat a wall or floor has absorbed from the sun. Solar loading produces patterns that look convincingly like a leak and masks patterns that are one, which is why daytime thermal surveys of external walls and flat roofs are so frequently inconclusive. After dark the stored heat has dissipated and the image is far cleaner.
The complication is that the same cooling removes the difference you were relying on. A hot water or heating leak still reads strongly at night, because the source is warmer than its surroundings whatever the hour. A cold water leak under a floor that is itself cold produces almost no contrast. Thermal imaging at night is therefore better for heating and hot water faults and no better, sometimes worse, for cold supply.
Tracer gas is indifferent to the hour, but it is slow
Tracer gas does not care whether it is light outside. What it does care about is time. The circuit has to be drained, the gas introduced, and then the mixture has to migrate through screed, sub-base or made ground to a surface where a detector can pick it up. That migration takes as long as it takes. It is a precise method and often the one that ends an otherwise unresolvable search, but it is not what gets a night call closed quickly.
Moisture mapping and the meter
Moisture meters, borescopes and the meter dial are unaffected by darkness and are usually where a night attendance starts. A meter test is more informative at night than at any other hour, because nothing else in the property is drawing water and a moving dial means something unambiguous.

What can be stabilised tonight, and what has to wait for daylight
An emergency attendance separates the property into two piles: what can be made safe now, and what cannot sensibly be started until the morning. A company that tells you everything will be finished tonight is either lucky or not being straight with you.

The neighbour problem is the most common hard stop
In a converted London flat the leak is very often above you and the damage below someone else. Both directions need a door opened by a person who is asleep, and in a managed block the communal riser may need a key only the agent holds. A night attendance ending with the water off, the ceiling drained, the circuit isolated and a survey booked for the morning has done its job. It has not failed to find the leak; that was never the deliverable. If you want both in one visit, say so when you call, because it changes the length of the attendance and therefore what it costs.
How the charge is structured, and what is confirmed before dispatch

Ask these before you agree to an attendance. The willingness to answer plainly at two in the morning tells you more than any review page.
- What does the attendance figure include, and what is the rate once it runs out?
- Is the out of hours position a separate rate or a multiplier, and where exactly does the band start and end?
- Is the rate charged by the hour or in smaller units, and how is a part unit rounded?
- Does the figure include VAT?
- Is this an attendance to make safe, or are you also carrying out detection tonight, and is that priced separately?
- What happens if the leak cannot be reached tonight because of a neighbour, a screeded floor or suspected asbestos?
- Will I get a written record with photographs that an insurer can use?
- If a part is needed that is not on the van, how is the return visit charged?
One consumer point is worth knowing as you agree.
