Not every leak needs somebody at midnight, and some that look trivial need attention today. Here is the triage: the four questions that decide urgency, what each symptom means, and the false alarms that send people to the phone unnecessarily.

Four questions that decide whether it is an emergency

Urgency is not a function of how much water you can see. A fine spray behind a wall can do more harm in a night than a dripping tap does in a year, and a dramatic looking puddle under a basin is often the least worrying thing in the house. What actually determines urgency is a short set of questions, and they can be answered in under a minute.

  • Can you stop it? A leak you have isolated at a valve is contained, and containment converts an emergency into a booking. A leak that continues after everything is closed is not under your control.
  • Where is the water going? Water reaching electrics, a ceiling, a timber floor structure, a neighbouring property or beneath a building is a different problem from water sitting on tiles.
  • Is it getting worse? A stable drip and a stain that is visibly spreading across a ceiling are not the same event, even at the same flow rate.
  • Is the property still usable and safe? No water, no heating in cold weather, no working toilet, or a genuine hazard all raise urgency regardless of the volume involved.

Two yes answers on the wrong side of those questions is an emergency. One is usually same day. None is a booking. Everything below is that framework applied to the symptoms people actually ring about.

Containment is the single most useful thing you control

Before deciding anything, close the stop tap and open the lowest cold tap in the property to drain the pipework down. If the leak stops, you have bought time and changed the nature of the decision entirely. If it continues, you have learned something important: the water is coming from stored cold, from the heating circuit, from a waste pipe, or from outside your own property, and that narrows the problem considerably.

Symptoms that mean call now, at any hour

These are the cases where waiting reliably costs more than attending, and in some of them the risk is not financial at all.

Why electrics change the calculation completely

Plumbing emergencies injure people through electricity far more often than through water. Water tracks along cables and into ceiling roses, and the fitting that is dripping may be fed from a circuit that is still live. If water is anywhere near electrical equipment, isolate the affected circuits at the consumer unit before touching anything, and if the consumer unit itself is wet, leave it alone entirely and leave the property. Nothing about a leak justifies standing in water reaching towards a live board.

Why a wet ceiling is a structural question

Plasterboard absorbs water until the fixings pull through, and lath and plaster holds a great deal of weight before it lets go. The failure is sudden and it takes the whole panel. The instinctive position, directly underneath with a container, is the worst place to stand. Clear the space, stay out, and if it needs draining in a controlled way that is a judgement made from the side with the power off. Same day, but not necessarily tonight

This is the largest category and the one that gets misjudged in both directions. These are leaks that are doing real damage but are not immediately dangerous, where attendance in working hours is both cheaper and perfectly adequate.

  • A leak that has been isolated at a valve and has stopped, but which leaves you without a usable bathroom or kitchen.
  • A damp patch that is clearly growing over hours rather than days, with no electrical or structural involvement.
  • A heating system losing pressure quickly enough to need topping up more than once in a day.
  • A water meter that is turning with every tap and appliance closed, indicating a continuing loss somewhere on your side.
  • A toilet that is running continuously into the pan, which is a substantial and completely silent loss.
  • A waste or soil pipe leaking only while an appliance drains, which is contained but will rot timber steadily.

The common thread is that the water is either stopped or bounded, and that nothing is at risk of collapse or electrocution. That combination is what makes waiting for daylight a reasonable decision rather than a gamble.

What can genuinely wait for a booking

Being honest about this matters, because a company that treats everything as an emergency is selling urgency rather than assessing it.

A dripping tap or a weeping gland on a valve is a maintenance job. A slow weep at an accessible compression joint, caught in a container and visible, is a maintenance job. An overflow pipe discharging outside is worth attention soon but is not an emergency. A shower tray or sealant failure that only wets the floor when the shower is used can be managed by not using that shower. A pool or an outside tap losing water at the end of the season can be dealt with in the spring.

What turns any of these into something more urgent is concealment. The same weep behind a bath panel, under a floor, or inside a stud wall is not a maintenance job, because nobody is watching it and the damage accumulates unobserved. Things that look like emergencies and are not

A significant proportion of urgent calls turn out to be something other than a leak. Ruling these out first is free, and it saves an attendance.

The meter settles most arguments

If you are metered, the meter is the only impartial witness in the house. Close every tap, stop every appliance mid-cycle, take a reading, wait an hour with nothing used, and read it again. Movement means water is leaving your supply somewhere, and no movement means whatever you are looking at is not a supply leak, whatever it looks like. Repeating the test with the internal stop tap closed splits it further: still moving means the loss is outside on the underground supply pipe, which is the property owner's responsibility under the framework Ofwat sets, and where your water company's leakage allowance may credit some of the water lost once it is repaired. None of these rule-outs are perfect, and that is worth saying plainly. Condensation and a genuine leak can coexist, a damp patch can have two causes, and a toilet can be passing at the same time as a supply pipe is leaking. What these checks do is change the probability enough to decide whether the phone call happens now or in the morning. The slow leaks that are more serious than the dramatic ones

Volume is a poor proxy for harm. A burst that floods a kitchen is unpleasant, visible, and over quickly once the water is off. A pinhole releasing a small amount of water into a floor void for a year rots joists, blows plaster, feeds mould and, if the claim is eventually made, runs straight into the gradual damage exclusion that most policies carry.

The practical consequence is that a hidden leak with no drama attached to it deserves an investigation sooner than its appearance suggests. How to decide at two in the morning

Run through it in this order and the answer resolves itself within a few minutes.

  • Close the stop tap and drain the lowest tap. Has it stopped, or has it not?
  • Look up and around. Is water anywhere near electrics? If yes, isolate and treat it as urgent.
  • Look at the ceiling. Is anything bulging or sagging? If yes, clear the room and treat it as urgent.
  • Look beyond your own walls. Is water reaching a neighbour or a communal area? If yes, it is urgent and it is also a liability question.
  • Watch for ten minutes. Is the wet area growing, or is it stable?
  • Ask what is still usable. No water, no heating in cold weather, or no working toilet raises urgency on its own.

If everything is contained, nothing is spreading and nobody is at risk, you have a booking rather than an emergency, and the morning will cost you less. Is a slow drip an emergency?

Not usually, provided you can see it. A visible drip at an accessible joint, caught in a container, is a maintenance job. The same drip behind a bath panel, under a floor or inside a stud wall is a different matter entirely, because nobody is watching it and the damage accumulates unobserved into rotted timber, blown plaster and mould. Concealment, not flow rate, is what makes a slow leak serious, and hidden slow leaks are the ones that produce the most expensive repairs.

My ceiling has a damp patch. Do I need someone tonight?

It depends on two things. If the ceiling is bulging or sagging, clear the room and treat it as urgent, because plasterboard fails suddenly and takes the whole panel with it. If water is anywhere near a light fitting, isolate that circuit at the consumer unit first. If the patch is stable, dry to the touch and there is no electrical involvement, mark its edge with a pencil, check it in the morning and book in working hours.

My boiler pressure keeps dropping. Is that a leak?

A single drop after bleeding radiators is normal and a tired expansion vessel produces falling pressure with no water loss at all. A leak is different in character: it loses pressure repeatedly and predictably, and the interval shortens as it worsens. Stop topping the system up long enough to record how fast it falls, because that rate is the single most useful piece of diagnostic information available, and repeated topping up hides it while pulling fresh oxygenated water into the system.

Water is coming into my flat from upstairs. Whose emergency is it?

Practically it is yours, because the damage is in your home, and only someone inside the flat above can close its stop tap. Isolate your own electrics in the affected area, clear the space under the ceiling, knock, and if there is no answer call the managing agent or freeholder emergency line and log every call. Keep photographing throughout. In a block the argument afterwards is usually about where the water originated, and that is settled by evidence rather than assertion.

Will I be charged more for calling at night?

Almost certainly, because the cost of maintaining overnight availability is real. The question worth asking is whether the uplift is smaller than the additional damage of waiting. If the water is isolated, nothing is spreading and nobody is at risk, waiting until morning is a legitimate way to avoid it. If water is still escaping, or reaching electrics, a ceiling or a neighbour, the overnight uplift is almost always less than another six hours of damage.

How can I tell condensation from a real leak?

Condensation follows cold surfaces rather than pipe runs, concentrates on external walls, behind furniture and in unventilated corners, and worsens in cold weather with the windows shut. A leak tends to track a pipe or a joist line and does not care about ventilation. Neither rule is absolute, and the two coexist more often than people expect.
